Resort Policies

RESERVATION(S): Rate(s) is subject to change without notice and guaranteed only at the time of reservation confirmation.

ADVANCE DEPOSIT(S): An advance deposit is required for each reservation, per unit. At the time of booking, your credit card will be charged 50% of your total stay.

CANCELLATION POLICY: The advance deposit is non-refundable if the reservation in canceled.  Due to our location, we are occasionally subjected to inclement weather or Red Tide, which is out of our control. If one of these occurs our usual cancellation policy may apply.

CHECK-IN AND CHECK-OUT: Check -in: 4:00 PM Check-out: 10:00 AM. Late check-out must be approved in advance by Guest Services and may incur an extra charge.

EARLY DEPARTURES: Once a check-in date has passed, the reservation is considered to have commenced and is no longer eligible for any type of refund for early departure. This includes when a guest fails to physically check-in and does not provide prior notice of cancellation which results in a forfeiture of the entire deposit. Due to our location, we are subject to inclement weather or Red Tide, which is out of our control. In the event that on of these occurs during your stay, our usual cancellation policy may apply to an early departure.

CLEANING AND UNIT DAMAGE FEE(S): We do not initially charge a security deposit or cleaning fee. Manasota Key Resort reserves the right to charge utilizing the credit card on file for excessive cleaning, smoking, pet(s), unit damage, missing item(s) upon check-out, and the guest acknowledges the right as follows: Excessive Cleaning from $50-$100. Smoking will incur a $250 cleaning fee. Pet cleaning fee is $250. Unit damage fees or missing items will be charged a minimum of $250.

PET(S) and SERVICE DOG(S): Small dog-friendly units are available. No more than two (2) dogs may occupy a unit and there is a limit of 25 pounds per dog. Your dog must be on-leash at all times when outside of your unit. Charlotte County Regulations prohibit dogs on the beach. Note: Service Dogs are exempt from the restrictions.

UNIT SUPPLIES AND KITCHEN: Each unit has an initial set-up of disposable items to include dish soap, one roll of paper towels, dishwasher detergent (if applicable), two rolls of toilet paper, garbage can liners, bar soap, and bath shampoo. Each unit guest is provided two bath towels, two hand towels, and two washcloths for the duration of their stay. There is no daily linen or maid service. Extended stays are provided service and linen exchange on the 8th day. Complimentary guest laundry is available on property. Every unit has a kitchen and includes either a cooktop or stove, microwave, refrigerator, toaster, cookware, silverware, and coffee maker. Some units have dishwashers.

BOAT SLIP RENTALS: Boat slips are available for guests to rent and can accommodate up to 24-foot vessels. Each of our three docks have power, water, and fish cleaning stations. For more information, please contact Guest Services (941) 474-3431. Advance reservation for the boat slip is required. Cancellation policy applies to boat slip reservations. Your boat, accessories and contents, and any property or valuables you bring are left entirely at your own risk.

GIFTS AND SUNDRIES: Our marketplace carries cold soda, apparel, snacks, beer, and wine. It is located near Guest Services.  Hours may vary by season.

PARKING: Each unit receives and assigned parking space at no charge.

POOLS: Both pools open at 8 AM and close at dusk. No food or beverage is permitted within 15 feet of either pool area.

FRIENDLY REMINDERS: Manasota Key Resort monitors an 11 PM noise curfew daily. No fireworks are permitted on the beach. Chaise lounges should not be moved below the seawall toward the waterline. Cabana and chaise lounges are for resort guests use. Please be courteous and remove personal belongings so other guests can enjoy the space. Please use reasonable care for all personal belonging at the resort including boats and dockage as Manasota Key Resort is not responsible for loss of any personal items. For safety reasons items may not be stored in stairwells or hallways, staff will remove anything found in these areas.

SEA TURTLE NESTING SEASON (May 1 – Oct 31): During sea turtle nesting season all units facing the beach must keep blinds closed at dusk and keep balcony lights off so hatchlings and nesting sea turtles do not become disoriented. Do not use flashlights, fishing lanterns or flash photograph and do not approach sea turtles. Enjoy the sand but refill holes and removes all chairs, toys, and other obstructions from the beach at night .
